Arcachon limits short-term rentals to 90 days per year

In response to growing housing pressure, the city of Arcachon has tightened its rules on short-term rentals. Homeowners can now rent out their primary residences for a maximum of 90 days per year, down from 120 days previously.

The measure, unanimously approved by the Arcachon City Council on November 5, aligns with the Le Meur Law, passed in 2024 to regulate furnished tourist rentals listed on platforms such as Airbnb and Booking. The law gives local authorities greater control over rental activity in tourist-heavy and high-demand areas.

Stricter penalties and new controls

Under the new rules, property owners who exceed the authorized rental limit could face civil fines of up to €15,000. The Intercommunal Syndicate of the Arcachon Basin (SIBA) had already introduced a registry for tourist accommodations and a prior authorization system for converting homes into seasonal rentals.

This tightening of regulations reflects a broader effort across French coastal cities to balance tourism with housing availability, as residents struggle with rising rents and limited access to long-term housing.
