Morocco ranks 128th globally in rental cost index

Morocco remains among the countries with relatively affordable rental costs at the international level, although significant differences exist between major Moroccan cities. According to the 2026 semi-annual Rental Cost Index published by Numbeo, Morocco ranked 128th out of 152 countries, with a rental index score of 7.6.

The ranking places Morocco among the lower-cost rental markets worldwide and 19th in Africa. However, national averages do not fully reflect the pressure experienced by tenants in the country's largest urban centres, where economic activity, tourism and population growth continue to support housing demand.

Casablanca recorded the highest rental index among the Moroccan cities highlighted in the report, at around 13.2 points. As the country's main business and financial centre, the city attracts employees, companies and investors, contributing to strong demand for residential properties.

Rabat followed with a rental index of approximately 12.1 points. As the political and administrative capital, the city has sustained demand from government employees, diplomats and professionals, particularly in sought-after neighbourhoods.

Tangier ranked third among the cities mentioned, with an index of around 10.6 points. Its growing industrial, logistics and tourism sectors have contributed to rising demand for housing. The expansion of investment projects and economic activity around the city's major infrastructure has also increased pressure on the residential market.

Marrakech recorded an index of approximately 9.6 points. The city's international tourism appeal continues to influence its property market, although rental prices vary considerably depending on whether a property is located in a tourist district or a conventional residential neighbourhood.

Agadir, with a rental index of around 7.9 points, remains comparatively more affordable. The city combines a strong tourism sector with a residential market that, in many areas, offers lower rental costs than Casablanca and Rabat.

In Fes and other inland cities, rental prices tend to be more moderate. The availability of comparatively affordable apartments makes these markets attractive to households and workers seeking to reduce their housing expenses.

The differences between Moroccan cities illustrate the growing influence of local economic conditions on rental prices. Cities with stronger employment opportunities, administrative activity and tourism tend to experience greater housing demand, particularly when residential supply does not increase at the same pace.

By contrast, less densely populated cities and areas located farther from major economic centres generally offer tenants greater flexibility in terms of housing costs.

Despite these internal disparities, Morocco's overall position in the international index suggests that rental costs remain relatively low compared with many global markets. Nevertheless, for residents and newcomers, the choice of city and neighbourhood can have a major impact on the monthly housing budget.
