Botanik Garden launches luxury villa domain in Marrakech

AEDGE Partners has unveiled Botanik Garden, a private residential estate of 52 villas designed as a tranquil retreat in Marrakech. The project combines organic architecture with lush landscaping to create a luxury residential environment along the Route d’Amezmiz, offering views of the Atlas Mountains while remaining close to key city infrastructure.

Located about 10 minutes from Marrakech Menara Airport and five minutes from Boulevard Mohammed VI, the development aims to balance accessibility with a calm, nature-focused living experience.

Architecture inspired by nature

The master plan emphasizes soft circulation paths, open sightlines and vegetation integrated into the built environment. The design approach prioritizes natural light, landscape views and architectural forms that blend with surrounding greenery.

Architect Kacem Benhayoun designed the project using what he describes as a fragmented architectural approach, allowing vegetation to penetrate the living spaces through patios, interior gardens and landscaped terraces.

Interior design was developed by Yasmine and Yacout Benmoussa of Studio Cays, combining minimalist lines with natural materials to create contemporary spaces that balance modern aesthetics with timeless elements.

Four villa types designed for comfort and privacy

The gated development offers four villa typologies, each designed to maximize privacy, generous volumes and strong connections between indoor and outdoor spaces. Prices start at 4.6 million Moroccan dirhams.

Villa Jennah: 530 m² of built space on plots ranging from 721 m² to 1,158 m², featuring large reception areas and four suites.

Villa Noor: 522 m² built on plots between 856 m² and 1,810 m², designed to emphasize discreet luxury and openness to surrounding gardens.

Villa Ayla: 446 m² built on plots from 502 m² to 752 m², balancing functionality with spacious living areas connected to outdoor spaces.

Villa Lyne: 375 m² built on plots between 412 m² and 442 m², designed as a private retreat suitable for both residential use and investment.

Amenities focused on lifestyle and relaxation

Each villa includes a private swimming pool and landscaped garden, reinforcing the project’s emphasis on outdoor living. The estate also offers shared amenities such as a padel court, children’s play areas and landscaped communal spaces.

Developers describe the concept as a residential environment designed for relaxation and family life, providing a calm alternative to the pace of urban living.
