Delano expands to Marrakech with luxury hotel and residences project

Ennismore and YAMED have announced the launch of the first Delano Hotel & Residences project in Marrakech, marking the brand’s debut on the African continent.

The project represents a major step in Delano’s international expansion strategy and reinforces Marrakech’s growing reputation as one of the world’s leading luxury tourism destinations. Known for its blend of heritage, culture, and modern lifestyle, the Moroccan city has increasingly attracted international hospitality and real estate investors.

Originally created in Miami, the Delano brand became internationally recognized for redefining contemporary luxury through a combination of sophisticated design, personalized service, and immersive guest experiences. Following developments in destinations such as London, Dubai, and New York, Marrakech has now been selected as one of the brand’s flagship locations.

The future Delano Marrakech Hotel & Residences will be situated near some of the city’s most iconic attractions, including the historic medina and the famous Jardin Majorelle, with views of the Atlas Mountains. The location also places the complex close to renowned golf courses such as the Royal Golf Marrakech and Amelkis Golf Club.

The development will include approximately 130 hotel rooms, luxury suites, private villas, and around 80 branded residential villas designed to combine modern aesthetics with Moroccan architectural inspiration. The project aims to create a lifestyle destination where hospitality, culture, design, and residential living coexist seamlessly.

The residential component will offer four- to six-bedroom villas with private pools and exclusive amenities. Residents are expected to benefit from luxury hotel-style services including concierge assistance, valet parking, housekeeping, wellness facilities, fitness centers, and private leisure spaces.

Dining and entertainment will play a central role within the resort experience. Several restaurants, bars, and social venues inspired by Moroccan and international influences are planned as part of the project, including the iconic Rose Bar concept associated with the Delano brand.

Wellness and lifestyle services will also be integrated through dedicated spa and fitness experiences inspired by local traditions and contemporary luxury trends.

The project has been entrusted to Elastic Architects in collaboration with the development teams of Ennismore and YAMED. The branded residences are expected to be launched for sale by the end of 2026, while the hotel opening is scheduled for 2030.

Industry observers view the project as another sign of Morocco’s strengthening position in the global luxury tourism and branded real estate markets, particularly as Marrakech continues to attract international investors, hotel groups, and high-end lifestyle brands.
