Moroccans lead foreign resident homebuyers in Spain

Moroccan nationals have strengthened their position in Spain’s residential property market, emerging as the leading foreign resident nationality in terms of home purchases, according to recent figures from Spain’s General Council of Notaries.

The data highlight the growing importance of the Moroccan community in Spain’s housing sector, where property purchases are driven by a combination of permanent settlement, family needs and, in some cases, investment.

Moroccan buyers acquired 10,808 homes across Spain in 2025. The transactions were relatively evenly distributed throughout the year, with 5,654 purchases recorded during the first half and another 5,154 in the second six months.

When all foreign buyers are considered, including both residents and non-residents, Moroccans ranked second during the second half of 2025. Their 5,154 purchases represented approximately 7.7% of the 66,629 homes acquired by foreign nationals during that period.

British buyers narrowly remained ahead with 5,178 transactions, just 24 more than Moroccan purchasers. Italians followed with 4,397 purchases, while German nationals recorded 4,351.

The picture changes significantly when the analysis focuses exclusively on foreign residents living in Spain. In that category, Moroccan nationals ranked first, accounting for 12.1% of all residential purchases made by foreign residents during the second half of 2025.

The figures also reveal strong regional concentrations. In Murcia, Moroccan residents accounted for 35.1% of home purchases made by foreign residents, the highest proportion recorded among Spain’s regions. Their share reached 32.1% in Navarre, 25.8% in La Rioja and 23.1% in Extremadura.

Moroccan buyers also represented a significant proportion of foreign resident purchases in Aragon, where they accounted for 21.9%, and in Castilla-La Mancha, where their share stood at 19.1%.

Their presence extends beyond regions traditionally associated with large Moroccan communities. In Andalusia, Moroccan residents represented 18.3% of home purchases made by foreign residents, while their share reached 11.2% in Catalonia.

The figures underline the increasingly significant role played by the Moroccan community in Spain’s housing market. In several regions, Moroccan buyers are no longer simply one foreign group among many but have become an important component of overall demand.

The relatively small gap between Moroccan and British purchases among all foreign buyers also illustrates the changing composition of Spain’s international property market. While British nationals continue to lead when residents and non-residents are combined, Moroccan buyers occupy a particularly strong position among foreign residents.

The trend reflects the long-standing presence of the Moroccan community in Spain and its growing economic and social integration. For many households, purchasing a home is closely connected to long-term settlement and family stability rather than exclusively to second-home ownership or seasonal investment.

Spain’s property market therefore continues to reflect broader demographic and economic changes, with Moroccan residents becoming an increasingly influential group in housing demand across several regions.
